I want your home to look its best when it hits the market. So for some high-end listings, I hire a credentialed interior designer -- at my expense -- to offer suggestions on staging the home for sale.
There's nothing more important than making sure your home looks terrific on the MLS and on other Internet sites. I’ll hire a professional real estate photographer -- at my expense -- to take still shots of your property. These still photographs will be used on the Internet, in print brochures, and print advertising. I will also use these photographs to create a Virtual Tour of your property, which will be attached to your listing on the MLS and on hundreds of Internet sites.
Studies show that potential buyers stay on a listing three times longer when there’s a 3D tour. Hence, I will hire a second photographer to create a 3D Tour of your home, allowing potential buyers anywhere in the world to see the floor plan of your home from above, and also to experience "walking through" your home at their own pace, looking left, right, up and down, and even into closets. For high-end listings in communities such as Fairbanks Ranch, I’ll produce a video promoting the attributes of the community. I’ll send this video to potential buyers in advance, to help get them excited about the neighborhood. I’ll also attach the link for this community video to your on-line listing on sites such as Zillow.com and Trulia.com, and I’ll include the link in brochures and print advertising for your home. Photos of your home will be displayed on the large TV screens of every Compass office. Your print brochures will also be displayed in offices around the country and around the world!
With over 90% of buyers starting their search on the web, Internet exposure is crucial. I’ll make sure your home is featured on the following key websites, which then push out to literally hundreds of other sites:

An important real estate search site that takes its feed directly from our local multiple listing service (MLS), so it’s one of the few sites I cannot manipulate in advance. Rest assured, however, that as soon as I post your listing on the MLS, I will log into my Realtor.com account to customize your listing, adding additional professional photographs, as well as your Virtual Tour and your Matterport 3D Tour. I pay for Showcase Listing status for all my listings on Realtor.com, so your listing will look its best.
I pay for featured listing status on both of these sites. I will log on immediately after listing your home to make sure your home looks its best. I can add additional photos, add links to your Matterport 3D Tour and also add a link to a community video.
I will personally promote your listing on my Facebook and LinkedIn pages, and on my YouTube channel. In addition, it will also be promoted by Compass Social Media. Your listing will be everywhere!
It's nice for potential buyers to leave your home with a high-quality brochure highlighting the best features and photos of your property. I'll be happy to show you samples of past promotional materials I've created.
These days, online exposure is far more important than print advertising … and I’ll make sure your listing is everywhere online! With high-end listings, however, I’m also happy to purchase print ads in publications I believe will reach potential buyers for your home. Ask me for a print ad schedule, specifically tailored to your listing.
We need agents to SEE your home, then SELL your home. I’ll host a Broker Caravan at your home during your first week on the market. I'll offer a catered lunch and perhaps a gift card drawing to encourage attendance, and I’ll promote this event on the MLS and via eCards to area agents – again, to maximize the exposure of your home.
I will personally present your listing to agents at all the area pitch sessions, showing photos, passing out brochures, and otherwise making sure the agents that count most are well aware of your property.
I don’t want to waste your time or mine. Therefore before setting up a showing at your home, I’ll question the buyer (or other agents) to make sure your home meets their needs, they are pre-approved for a loan or are verified cash buyers, and they do NOT have to sell another property before buying.
This is one area I’m very different from other agents. I will personally show your home each time, to make sure it is presented in its best light. I’ll arrive early to turn on lights, open shades, and make sure everything looks just right. I’ll point out the special features buyers might otherwise miss. If it’s raining, I’ll ask visitors to remove their shoes or wear the paper shoe covers I provide. And before I leave, I’ll make sure lights are off and the home is locked up tight. In short, I’ll care for your home as though it’s my own.
When we receive an offer, I’ll work hard to get you the best terms possible -- not just the highest possible purchase price, but also the quickest contingency-removal date, the most convenient closing date for you, and the best choice of Escrow and Title, since cost and quality of these services do vary.
Once we have an accepted offer, you can count on me to attend the inspections as your advocate, and assist in negotiating the buyer’s Request for Repairs (or credits). I will work closely with Escrow, Title, and the buyer’s agent to ensure a timely closing. I will hire a transaction coordinator (Georgia Corona) – at my expense – to manage the mass of required paperwork. I will also provide you with access to an online website dedicated to your transaction. You’ll be able to log onto this site at any time, to monitor the progress of your escrow.
You will not need to be present for the close of escrow. I’ll notify you when the sale has been recorded and will meet your buyers at the property to hand over the keys. After the closing of escrow, I’ll give you a CD with all transaction documents on it, so you don’t have to file all that paperwork. You’ll be glad to have this CD at tax time.
